Who we are
Flat Fee Web ("we," "us") builds websites, landing pages, and provides local SEO services for local service businesses. These terms cover your use of this website and the free materials we provide, including site audits.
Free audits and estimates
Audits, speed reports, and recommendations we send you are provided in good faith and free of charge. They reflect our professional opinion at the time — they're not a guarantee of rankings, traffic, or revenue, and acting on them is your call.
Paid work
Paid projects (websites, landing pages, SEO) are governed by the written quote and agreement we send before work starts, including price, scope, revision rounds, and timeline. If anything in a quote conflicts with these terms, the quote wins.
- Payment: we take no deposit. The build is invoiced once, after you have reviewed the finished site and approved it. Until then the site runs on our subdomain and remains ours.
- Scope and revisions: the quote names the pages and features, and the build includes two rounds of changes. After the second round the build is delivered; further changes are quoted separately.
- Performance guarantee: every delivered page scores Lighthouse 95+ and loads in under two seconds. If a page misses either number, we get one chance to fix it; if we can't, no invoice is issued for the build. How it is measured: Google Lighthouse, mobile preset, run against the delivered pages on the live domain — you can re-run it yourself in PageSpeed Insights, and that run is the one that counts.
- If you don't approve the site: you owe nothing. There is no deposit, so walking away costs you what you have already paid, which is zero. The site stays on our subdomain and stays ours.
- Ownership — what transfers, when, and in what form. On payment in full, and without any further request from you, we assign to you all right, title and interest in the work made for your project: the source code (HTML, CSS, JavaScript, templates and configuration), the design files, and the written content we produced for you. Your domain is registered in your name from the start and stays yours regardless. Your analytics property is transferred to an account you control. Delivery is by handover of the repository and the account access — not a zip of the rendered pages — so you can host it anywhere, hire anyone to change it, or sell the business with it. Two honest exceptions, standard in this trade: stock photography and fonts stay under their own licences (yours to use on this site, not yours to resell), and our reusable internal engine and trade templates remain ours — you get a perpetual, irrevocable licence to keep using them in your site, including after any changes you make. Nothing on this list is conditional on staying with us or on the care plan.
- Monthly services (care plan, SEO) run month-to-month and can be cancelled by either side with written notice — email counts.
- Your materials: you confirm you have the right to use any text, photos, and logos you give us.
What we don't promise
Nobody controls Google. We guarantee the things we can measure and deliver — speed scores, build timelines, the scope in your quote — not specific rankings, lead counts, or revenue.
Liability
To the maximum extent allowed by law, our total liability for any claim related to this site or our services is limited to the amount you paid us for the service in question. We're not liable for indirect or consequential damages, or for third-party services (hosting providers, Google, ad platforms) doing third-party things.
